  • Built on a 20ft shell, 6.058 × 2.438 m on plan. Internal floor area is reduced by the wall lining and insulation - allow roughly 75 to 100 mm off each face - giving about 13 m³ of finished room. Supplied with personnel door, windows, lining, vinyl or ceramic floor, distribution board with sockets and a split air conditioner. Every opening cut into the shell is framed in steel to put back the strength it removes. Priced from your layout: window and door positions, partitions and electrical points all move the figure.

The original steel shell, plus insulation, internal wall and ceiling lining, a vinyl or ceramic floor, personnel doors and windows, electrics with a distribution board and sockets, and a split air conditioner.
How it works
Every opening cut into the shell removes strength, so cut-outs are framed with steel to put it back. That framing is the difference between a conversion that stays square for ten years and one that racks the first time it is lifted.

A conversion is priced from a layout, not from a catalogue. Window and door positions, partition walls, electrical points and air conditioning all move the figure, so the listed prices are the starting point for a standard fit-out.
Where it is the wrong choice
If the unit will never move and the site permits building, a block structure is usually cheaper per square metre. If you need more than about 30 square metres in one clear span, a purpose-built cabin beats joining containers together. And a conversion that will be craned repeatedly has to be specified for it up front.

Delivery
All 7 Emirates from our own yard. Sharjah and the northern emirates are usually same day on stocked lines; the rest of the country is one to three working days. The delivery charge depends on the emirate, the load and the offloading, and is confirmed in writing on the quotation rather than guessed at here.
Installation
Supply only, or supplied and installed by our own crew rather than a subcontractor. Installation is quoted with the goods once we have the site conditions and the access, and is shown as its own line on the quotation.
